But there are many other factors you'll need to consider before investing in what may be your biggest asset.&lt;/div&gt;&lt;h5&gt;Before You Start:&lt;/h5&gt;&lt;br /&gt;&lt;ul&gt;&lt;li&gt;Grab your current household budget so you can consider your financial situation and your ability to make mortgage payments.&lt;/li&gt;&lt;li&gt;Ask family and friends if they can recommend experts, like a lawyer and an inspector, who can help with the home buying process.&lt;/li&gt;&lt;li&gt;Think about your lifestyle and how it might affect your choice of home and neighborhood.&lt;/li&gt;&lt;li&gt;Do a little research on current home prices in the neighborhoods you plan to target.&lt;/li&gt;&lt;/ul&gt;&lt;br /&gt;&lt;h5&gt;Buying Your First Home&lt;/h5&gt;Home ownership is the cornerstone of the American Dream. But before you start looking, there are a number of things you need to consider. First, you should determine what your needs are and whether owning your own home will meet those needs. Do you picture yourself mowing the lawn on Saturday, or leaving your urban condo for the beach? The best advice is to look at buying a home as a lifestyle investment, and only secondly as a financial investment.&lt;br /&gt;Even if housing prices don't continue to increase at the torrid pace seen in recent years in many areas, buying a home can be a good financial investment. Making mortgage payments forces you to save, and after 15 to 30 years you will own a substantial asset that can be converted into cash to help fund retirement or a child's education. There are also tax benefits. &lt;br /&gt;Like many other investments, however, real estate prices can fluctuate considerably. If you aren't ready to settle down in one spot for a few years, you probably should defer buying a home until you are. If you are ready to take the plunge, you'll need to determine how much you can spend and where you want to live. &lt;br /&gt;&lt;h5&gt;How Much Mortgage Can You Afford?&lt;/h5&gt;Many mortgages today are being resold in the secondary markets. The Federal National Mortgage Association (Fannie Mae) is a government-sponsored organization that purchases mortgages from lenders and sells them to investors. Mortgages that conform to Fannie Mae's standards may carry lower interest rates or smaller down payments. To qualify, the mortgage borrower needs to meet two ratio requirements that are industry standards.&lt;br /&gt;The housing expense ratio compares basic monthly housing costs to the buyer's gross (before taxes and other deductions) monthly income. Basic costs include monthly mortgage, insurance, and property taxes. Income includes any steady cash flow, including salary, self-employment income, pensions, child support, or alimony payments. For a conventional loan, your monthly housing cost should not exceed 28 percent of your monthly gross income. &lt;br /&gt;The total obligations to income ratio is the percentage of all income required to service your total monthly payments. Monthly payments on student loans, installment loans, and credit card balances older than 10 months are added to basic housing costs and then divided by gross income. Your total monthly debt payments, including basic housing costs, should not exceed 36 percent.&lt;br /&gt;Many home buyers choose to arrange financing before shopping for a home and most lenders will "pre-qualify" you for a certain amount. Prequalification helps you focus on homes you can afford. It also makes you a more attractive buyer and can help you negotiate a lower purchase price. Nothing is more disheartening for buyers or sellers than a deal that falls through due to a lack of financing. &lt;br /&gt;In addition to qualifying for a mortgage, you will probably need a down payment. The 28 percent to 36 percent debt ratios assume a 10 percent down payment. In practice, down payment requirements vary from more than 20 percent to as low as 0 percent for some Veterans Administration (VA) loans. Down payments greater than 20 percent generally buy a better rate. Lowering the down payment increases leverage (the opportunity to make a profit using borrowed money) but also increases monthly payments. &lt;br /&gt;&lt;h5&gt;How Much Home Can You Afford?&lt;/h5&gt;Bob and Janet's combined income is $50,000 a year, or $4,166 a month. Their housing expense ratio of 28 percent yields a monthly maximum of $1,166 for mortgage, insurance, and taxes ($4,166 x 0.28 = $1,166).&lt;br /&gt;Their total debt ceiling of 36 percent is $1,583 (4,166 x 0.36 = $1,500). Their monthly debt payments include a $200 car payment, credit card payments of $100, and student loan payments of $200. Subtracting this total of $500 from the $1,500 permitted leaves $1,000 in monthly housing payments. &lt;br /&gt;&lt;h5&gt;Costs of Buying a Home&lt;/h5&gt;Many home buyers are surprised (shocked might be a better word) to find that a down payment is not the only cash requirement. A home inspection can cost $200 or more. Closing costs may include loan origination fees, up-front "points" (prepaid interest), application fees, appraisal fee, survey, title search and title insurance, first month's homeowners insurance, recording fees and attorney's fees. In many locales, transfer taxes are assessed. Finally, adjustments for heating oil or property taxes already paid by the sellers will be included in your final costs. All this will probably add up to be between 3 percent and 8 percent of your purchase price.&lt;br /&gt;&lt;h5&gt;Ongoing Costs&lt;/h5&gt;In addition to mortgage payments, there are other costs associated with home ownership. Utilities, heat, property taxes, repairs, insurance, services such as trash or snow removal, landscaping, assessments, and replacement of appliances are the major costs incurred. Make sure you understand how much you are willing and able to spend on such items.&lt;br /&gt;Condominiums may not have the same costs as a house, but they do have association fees. Older homes are often less expensive to buy, but repairs may be greater than those in a newer home. When looking for a home, be sure to check the actual expenses of the previous owners, or expenses for a comparable home in the neighborhood. &lt;br /&gt;&lt;h5&gt;Choosing a Neighborhood&lt;/h5&gt;Before you start looking at homes, look at neighborhoods. Schools and other services play a large part in making a neighborhood attractive. Even if you don't have children, your future buyer may. Crime rates, taxes, transportation, and town services are other things to look at. Finally, learn the local zoning laws. A new pizza shop next door might alter your property's future value. On the other hand, you may want to run a business out of your home.&lt;br /&gt;Look for a neighborhood where prices are increasing. As the prices of the better homes increase, values of the lesser homes may rise as well. If you find a less expensive home in a good neighborhood, make sure you factor in the cost of repairs or upgrades that such a house may need. &lt;br /&gt;&lt;h5&gt;Finding a Broker&lt;/h5&gt;If you are a first-time home buyer, you will probably want to work with a broker. Brokers know the market and can be a valuable source of information concerning the home buying process. Ask lots of questions, but remember that most brokers are working for the seller, and in the end, their primary obligation is to the seller and not to you. An alternative is a so-called buyer's broker. This individual does work for you, and therefore is paid by you. Seller's brokers are paid by the seller.&lt;br /&gt;Make sure that the broker has access to the Multiple Listing Service (MLS). This service lists all the properties for sale by most major brokers across the country. Brokerage commissions average 5 percent to 7 percent and are split between the listing broker and the broker that eventually sells the home. The 4,200 square foot, $3.5 million gray stone and glass home has free flowing entertaining spaces, &amp;nbsp;floor to ceiling sliding glass doors, a stone staircase with open risers, clear glass balustrades and clean geometric lines, tempered by dark wood cabinets, area rugs and soft furnishings.&lt;br /&gt; Still, to fit into more traditional looking neighborhoods, architects are increasingly going hybrid, mixing distinctly modern, techno-savvy interiors with colonial details, Tudor-style roofs or Craftsman-inspired touches on the exterior.&lt;br /&gt;A home to call one’s own has long been part of the American Dream. But as tastes, technologies and regional preferences change, propelled by demographics and the socio-economic climate, the style, scale and comforts of that coveted real estate evolve.&lt;br /&gt;During the bigger- is-better 1980s and 1990s, homes ballooned in size.&amp;nbsp; Compact single story ranch and cape cod styles gave way to ever grander two-story neo-colonials. When the economic bubble burst, they retrenched. These days, downsizing is cool; supersized McMansions towering over smaller homes are not. &lt;br /&gt;  Stephen Melman, director of economic services at the National Association of Home Builders said that houses shrank about 10 percent from their 2,500 square foot peak in 2007, and are expected “to get smaller and more efficient” with open floor plans, master bedrooms on the first floor and dining rooms distinguished only by a chandelier or architectural detail. One-story ranch homes, post World War II suburbia’s signature easy style, are slowly regaining favor, thanks to first time buyers with tiny tots and aging baby boomers seeking accessibility.&lt;br /&gt;Craftsman style homes, popular before World War II, are also enjoying a revival, said Gary D. Cannella, an architect in &lt;a href="http://realestate.yahoo.com/New_York/Bohemia/homes-for-sale" target="_blank"&gt;Bohemia, N.Y&lt;/a&gt;. &amp;nbsp;“It’s the style not the size.” Adaptable to sizable abodes or small bungalows, these one or one and a half story homes boast&amp;nbsp; low-pitched rooflines, tapered columns, oversized eaves, gables and the front porches “that everyone wants and no one sits on.”&lt;br /&gt;The split level, a hallmark of suburbia in the Brady Bunch era, is&amp;nbsp;nearly obsolete. We zeroed in specifically on luxury homes in the Northeast Valley to get a clear picture of what’s happening here in town.&lt;br /&gt;When looking at Cromford’s numbers it becomes apparent that the supply of luxury homes is still increasing but at a slower rate than in the previous two months. An increased inventory isn’t necessarily a bad thing, with the annual sales volume also seeing an increase over last year. Pending sales are lower than they were at the end of last year. Normally this wouldn’t be very encouraging, but it is a result of there being fewer short sales on the market which are tracked as pending – sometimes for months on end.&lt;br /&gt;In other “Optimism, 2012” news, pricing for active listings is surprisingly robust with an increased price per square foot up 3.2% over last year. However, when looking at pending sales the price per square foot is down, and the annual average price per square foot has a slight uptick from a year ago to close out the year. Before calling it a come-back I’d really like to see pending and sales prices increase along with active listing prices. One last spark of good news is the improved contract ratios seen in certain areas, especially Arcadia and the McCormick and Gainey Ranch areas. Completed contracts compared to the number of active listings and are a good way to measure “what’s hot”. The slight dip across the luxury market last quarter is typical market activity over the summer and into fall. Survey says more 18-34 year-olds than you’d think. And there were a few other surprises…&lt;br /&gt;&lt;br /&gt;Amidst reports of economic woes, fluctuating job growth, and America’s changing housing market research shows the American dream is still very much in tact. This morning we released results from &lt;/span&gt;&lt;a href="http://www.slideshare.net/Trulia/trulia-american-dream-survey-fall-2011"&gt;&lt;span style="background-color: black; color: white;"&gt;Trulia’s American Dream Survey&lt;/span&gt;&lt;/a&gt;&lt;span style="background-color: black; color: white;"&gt;, which bi-annually measures the attitudes of Americans on home ownership. The results show the majority of American adults, no matter what age, view home ownership as a part of the personal dream. But the real delight for agents is in the details.&lt;br /&gt;&lt;br /&gt;80 percent see a house on the horizon…&lt;br /&gt;&lt;br /&gt;Research showed that 80 percent of respondents surveyed where planning at least one additional home purchase in their lifetime. While all of these buyers aren’t actively searching, this is some much-needed positive news for agents looking to for ways to build their business.&lt;br /&gt;&lt;br /&gt;It’s great news for professionals like Sarah Stelmok, Associate Broker with Champion Homes Realty in Fredericksburg, Va. who believes, “It’s inevitable that people will purchase. Real estate will always be one of the best investments there is.” Stelmok started her real estate business in 2004 and has been building it during one of the most dynamic real estate seasons ever.&lt;br /&gt;&lt;br /&gt;Gen Next dreams of surviving the slump&lt;br /&gt;&lt;br /&gt;Shaped by tragedies like September 11, 2001, Hurricane Katrina, and one of the most dramatic housing and economic slumps in history, many questioned: would the “American dream” survive for the Generations the Pew Research Institute calls “&lt;/span&gt;&lt;a href="http://pewresearch.org/pubs/1501/millennials-new-survey-generational-personality-upbeat-open-new-ideas-technology-bound"&gt;&lt;span style="background-color: black; color: white;"&gt;Millenials&lt;/span&gt;&lt;/a&gt;&lt;span style="background-color: black; color: white;"&gt;,” “Y,” and “&lt;/span&gt;&lt;a href="http://people-press.org/2007/01/09/a-portrait-of-generation-next/"&gt;&lt;span style="background-color: black; color: white;"&gt;Nexters&lt;/span&gt;&lt;/a&gt;&lt;span style="background-color: black; color: white;"&gt;?”&lt;br /&gt;&lt;br /&gt;Research shows the answer is yes. Around 65 percent of respondents from age 18 to 34 said home ownership is still part of their American dream. While the group echoed the larger sentiment of concerns over down payment, qualifying for a mortgage, and job stability, the homeowner hopefuls still outnumber the unsure and ownership naysayers by almost 2:1.&lt;br /&gt;&lt;br /&gt;Where does the next buyer want to live?&lt;br /&gt;&lt;br /&gt;Survey results showed, across the board the suburban &lt;/span&gt;&lt;a href="http://www.truliablog.com/2011/09/20/american-dream-survey-fall-2011/"&gt;&lt;span style="background-color: black; color: white;"&gt;McMansion trend of the housing boom is dying&lt;/span&gt;&lt;/a&gt;&lt;span style="background-color: black; color: white;"&gt; a quick death. Only 6 percent of those surveyed said their ideal home size is more than 3,200 square feet – a 36.6 percent decrease from 9 percent in 2010. In addition, both Baby Boomers (55+) and responders in the 18 – 34 age category expressed their primary interest in urban environments for different reasons. The older group wanting to be closer to shops and restaurants and the younger generation being interested in shorter commutes.&lt;br /&gt;&lt;br /&gt;The Looming Question: What’s will happen to suburbia?&lt;br /&gt;&lt;br /&gt;According to Jed Kolko, Trulia’s Chief Economist, “The homes that people will want in the future will look different than today’s housing stock.” With research showing the next influx of owners (who still have to overcome some important hurdles like questionable credit and drumming up down payments) showing interest in urban environments, what happens to the many McMansion villages across the U.S.? Part 2</title><content type='html'>&lt;div class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;The Latest Mortgage Information after this S&amp;amp;P downgrade Part 2, What does this mean to the current Real Estate market? I asked my friend and mortgage guru  &lt;st1:personname w:st="on"&gt;Jeffrey Arnstein &lt;/st1:personname&gt;Branch Manager of VanDyk Mortgage Corporation located in Tempe, &lt;st1:state w:st="on"&gt;Arizona this question and here is what he had to say. This is Part 2 to the question.&lt;/st1:state&gt;&lt;br /&gt;&lt;br /&gt;Much has happened in the past few months that have resulted in one of the most volatile and unpredictable periods of mortgage interest rate and price fluctuation.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;But now their appears to be a solid trend to lower interest rates for quite some time to come.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;I think!&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;&lt;o:p&gt;&lt;/o:p&gt;&lt;/div&gt;&lt;br /&gt;&lt;div class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;On the heels of the protracted debate in congress about the debt/budget situation and the uncertainty that went along with that debate, followed by an agreement that was signed by the President on August 2, 2011, followed by the surprise S &amp;amp; P downgrade of US debt from AAA to AA+, as well as Fannie and Freddie, followed by a sell off in the European markets prompted by fears among investors that some European Counties’ debt will be downgraded to “junk” – on August 9, 2011, the Federal Open Market Committee (“FOMC”) of the Federal reserve released their observations and plans for the future of the Federal Funds Rate, which is generally defined as the interest rate at which banks may borrow funds from the Federal Reserve.&lt;o:p&gt;&lt;/o:p&gt;&lt;/div&gt;&lt;br /&gt;&lt;div class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;The sum and substance of these remarks were as follows:&lt;o:p&gt;&lt;/o:p&gt;&lt;/div&gt;&lt;br /&gt;&lt;ul style="margin-top: 0in;" type="disc"&gt;&lt;li class="MsoNormal" style="margin: 0in 0in 0pt; mso-list: l0 level1 lfo1; tab-stops: list .5in;"&gt;Unemployment      has not improved;&lt;o:p&gt;&lt;/o:p&gt;&lt;/li&gt;&lt;li class="MsoNormal" style="margin: 0in 0in 0pt; mso-list: l0 level1 lfo1; tab-stops: list .5in;"&gt;Consumer      spending and confidence has not increased;&lt;o:p&gt;&lt;/o:p&gt;&lt;/li&gt;&lt;li class="MsoNormal" style="margin: 0in 0in 0pt; mso-list: l0 level1 lfo1; tab-stops: list .5in;"&gt;Overall      investment is weak;&lt;o:p&gt;&lt;/o:p&gt;&lt;/li&gt;&lt;li class="MsoNormal" style="margin: 0in 0in 0pt; mso-list: l0 level1 lfo1; tab-stops: list .5in;"&gt;Housing      is still sluggish;&lt;o:p&gt;&lt;/o:p&gt;&lt;/li&gt;&lt;li class="MsoNormal" style="margin: 0in 0in 0pt; mso-list: l0 level1 lfo1; tab-stops: list .5in;"&gt;Economic      recovery will go much slower than previously anticipated; and&lt;o:p&gt;&lt;/o:p&gt;&lt;/li&gt;&lt;li class="MsoNormal" style="margin: 0in 0in 0pt; mso-list: l0 level1 lfo1; tab-stops: list .5in;"&gt;Only      small improvements in unemployment rates will be seen over the next      several quarters.&lt;o:p&gt;&lt;/o:p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;br /&gt;&lt;div class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;Accordingly, to promote and strengthen the pace of recovery, the FOMC announced its intention to keep the Federal Funds Rate exceptionally low (between 0 and ¼ percent) through mid 2013.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;I have personally never seen such a long term commitment to interest rate levels from the Fed, and I question whether or not there was some politics involved in issuing this statement.&lt;o:p&gt;&lt;/o:p&gt;&lt;/div&gt;&lt;br /&gt;&lt;div class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;Nevertheless, it would appear that the FOMC is intending to foster a lending environment to stimulate investment and thus the economy, which means lower rates across the board for the foreseeable future.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;And this means that we should see low mortgage interest rates for at least another 6 months, if not longer.&lt;o:p&gt;&lt;/o:p&gt;&lt;/div&gt;&lt;br /&gt;&lt;div class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;And when I say low rates, I mean all time lows.&lt;o:p&gt;&lt;/o:p&gt;&lt;/div&gt;&lt;span style="mso-spacerun: yes;"&gt; &lt;/span&gt;&lt;br /&gt;&lt;div class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;So, these all time record low interest rates, combined with all time lows in home prices, not only in metro Phoenix, but all over the country means housing has never been more affordable.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;&lt;o:p&gt;&lt;/o:p&gt;&lt;/div&gt;&lt;br /&gt;&lt;div class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;I would caution those who still want to “wait to see” that even with these statements by the Fed, the economy is very unpredictable and mortgage rates may rise, despite the Fed’s best intention to keep them down for a myriad of reasons.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;&lt;o:p&gt;&lt;/o:p&gt;&lt;/div&gt;&lt;br /&gt;&lt;div class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;It is my experience that when we try to “time the market”, we as consumers guess wrong and loose 90% of the time.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;Therefore, take advantage of this “perfect storm” of price and rate now before this window closes.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;Now is the time to contact your realtor to start the home buying process.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;You will never get a better deal than you will right now.&lt;o:p&gt;&lt;/o:p&gt;&lt;/div&gt;&lt;br /&gt;&lt;div class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;And when you do find a home, we have a wide selection of mortgage products to suit your needs from FHA, VA, to conventional.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;Many of these mortgage products involve little, if nothing down, and your realtor can generally negotiate a substantial contribution from the seller to cover most if (This information is available from Arizona Regional Multiple Listing Service, Inc.) (2100Sqft. Home, 3-4 Bedrooms, 2-3 baths, with 2 car garage, with or without a pool.)&lt;o:p&gt;&lt;/o:p&gt;&lt;/div&gt;&lt;br /&gt;&lt;div class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;strong&gt;Now&lt;/strong&gt;, if we look at a FHA 3.5% down loan, fixed rate of 4.25% for 30yrs at a purchase price of $189,700 the monthly payment with principle, interest and mortgage insurance (M.I.P.), would be $1075.00.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;Granted, we have to consider taxes and homeowners insurance; additional cost of 195.00 to $1075.00 = $1,270.00 That’s a savings of $110.00 per month, and a total savings of $1,320.00 per year. What could you do with an extra $1,320.00 per year? not only in metro &lt;st1:city w:st="on"&gt;&lt;st1:place w:st="on"&gt;Phoenix&lt;/st1:place&gt;&lt;/st1:city&gt;, but all over the country means housing has never been more affordable.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp;  &lt;p&gt;&lt;strong&gt;&lt;font size="3"&gt;Mike Orr, The Cromford Report, March 17, 2011&lt;/font&gt;&lt;/strong&gt;  &lt;p&gt;&lt;strong&gt;&lt;font size="3"&gt;&lt;/font&gt;&lt;/strong&gt; &lt;p&gt;&lt;strong&gt;&lt;font size="3"&gt;Almost all the key market indicators turned negative at the end of the second quarter of 2010, and thus predicted the fall in pricing we experienced during the second half of the year. Those same market indicators are turning positive, suggesting we are likely to see prices strengthen over the next six to nine months.&lt;/font&gt;&lt;/strong&gt;  &lt;p&gt;&lt;strong&gt;&lt;font size="3"&gt;&lt;/font&gt;&lt;/strong&gt; &lt;p&gt;&lt;strong&gt;&lt;font size="3"&gt;It is generally regarded as very tricky to call a market bottom (or top) at the time it is happening, but real estate is a relatively slow-changing market and several key indicators give us fair warning if we choose the right ones and track them on a daily basis. The indicators we like are:&lt;/font&gt;&lt;/strong&gt;  &lt;p&gt;&lt;strong&gt;&lt;font size="3"&gt;&lt;/font&gt;&lt;/strong&gt; &lt;p&gt;&lt;strong&gt;&lt;font size="3"&gt;1. Contract Ratio - Having dropped to 38 at the beginning of January, has increased sharply to over 62 by mid March. This again confirms a strong swing in the balance away from supply and towards demand. Monthly Sales Volume - Weak during the second half of 2010, this suddenly strengthened in December 2010 and has been well above last year through the first quarter of 2011. &lt;/font&gt;&lt;/strong&gt; &lt;p&gt;&lt;strong&gt;&lt;font size="3"&gt;&lt;/font&gt;&lt;/strong&gt; &lt;p&gt;&lt;strong&gt;&lt;font size="3"&gt;6. Sales Price as a Percentage of List Price - The low point was 94.23% on December 31. We have now improved to 95.37%.&lt;/font&gt;&lt;/strong&gt;  &lt;p&gt;&lt;strong&gt;&lt;font size="3"&gt;&lt;/font&gt;&lt;/strong&gt; &lt;p&gt;&lt;strong&gt;&lt;font size="3"&gt;There are two important measures that have not made much progress yet - Pending $/SF and Monthly Sales $/SF. That is because pricing is always the last thing to turn round. Currently the low points are $81.55 for pending sales on March 10th and $80.60 for monthly sales on February 22. We can now see both of these edging tentatively upwards. We do not expect dramatic rises, but we believe the price weakness experienced between June 2010 and March 2011 is all but dissipated. If we do see further dips they are likely to be small and short term affairs.&lt;/font&gt;&lt;/strong&gt;  &lt;p&gt;&lt;strong&gt;&lt;font size="3"&gt;&lt;/font&gt;&lt;/strong&gt; &lt;p&gt;&lt;strong&gt;&lt;font size="3"&gt;We have already seen two low points for monthly sales $/SF - April 6, 2009 and February 22, 2011. We may see more yet, but based on today's trends this is fairly unlikely in the short term. Barring unforeseen catastrophe or significant external events (e.g. government action) we appear to have started the second upward leg of our W shaped recovery. Hopefully we are going to get a W shaped recovery and not experience a VW shaped one!&lt;/font&gt;&lt;/strong&gt;  &lt;p&gt;&lt;strong&gt;&lt;font size="3"&gt;&lt;/font&gt;&lt;/strong&gt; &lt;p&gt;&lt;strong&gt;&lt;font size="3"&gt;Nothing is certain in this world. So if this current trend weakens or fails to follow through - you can sure we will be the first to inform you in the News and Commentary section of the Cromford Report.
